Commercial Reality
For most of our commercial clients, whether within retail, industry, hotels, markets or other sectors, cost-effectiveness ranks as a high priority. But other factors are also important - an attractive environment for clients/customers, efficient space planning, sustainability (efficient use of resources and energy being both economically beneficial and giving 'green credentials' which can be commercially beneficial), rapid processing through the planning and construction process.
Grainge Architects have numerous repeat clients in the commercial sector, which is an indication of our ability to combine commercial realism with sensitive architecture.
Feasibility - Opportunities and Constraints
Often the first stage of a project is identifying or responding to opportunities, where a rapid analysis of background constraints (eg planning policy), possibilities for cross-pollination with other uses, and option studies can help our client to assess the value of taking an idea further.
We are skilled at carrying out 'quick and dirty' feasibility studies, as well as in-depth ones where appropriate, and have extensive working links to other organisations such as commercial agents, cost consultants, engineers and environmental consultants enabling us to collaborate to pin down best options for clients while also maintaining our own familiarity with commercial issues.
We have found on a number of occasions that good understanding of commercial realities can usefully be brought to bear on 'non-commercial' projects - helping clients to identify and develop opportunities where none was expected.
Efficient Development
Clear understanding of our commercial clients' priorities and needs enables us to produce architecture which is purposeful and attractive without needing extravagance. Economy is not just about simple cost - good architecture sells, and money purposefully spent can pay dividends.
